Buying in Big Canoe, Jasper, or in the North Georgia Mountains

If you are considering buying in Big Canoe,Jasper or anywhere in the North Georgia Mountains consider working with the pro's at All Mountain Realty. The reasons start with our name.

We named our company with Mountain living in mind. We have trained on Mountain buying and truly listen to you. We work to  provide information to help you make a good decision when searching for your mountain home.

Here is how I look at it. In all the mountain counties we service there are less than 100,000 people. What this means is we will probably run into each other at a fair or in the grocery store. You in effect become our neighbors. So more than helping you find a home or land we work to find you the home that gives you a great big smile when you see me in the store. I cannot begin to tell you how rewarding it is to see someone who I have helped find a home and see them smile or even give me a hug. Ladies all I ask is you quickly tell my wife that I am getting the hug because I helped you find a home !!

The folks at All Mountain Realty have my shared vision. This is why we are ALL MOUNTAIN REALTY and our slogan is "Capturing the Spirit of the Mountains." I look forward to helping you enjoy our mountains and calling you neighbor.

It is Sad....

I am I guess now an "Old Guy". I am not sure when this happened. I suspect it did not happen all at once. I am sure many of you reading this blog can empathize with me.

I know I am an old guy because I am 6 foot 4. This is important because when I was a young guy in stores people would say ,"Hey Sonny can you reach this for me." I was a top shelf guy. That changed to Mister and now it is Sir. It is a joke in my house. Whenever my wife wants something that is up high she knows she can get me to reach it for her by saying, "Hey sonny can you reach this?" ( The male ego has no boundaries)

BUT THAT IS NOT WHAT I AM SAD ABOUT

I guess old folks ramble. Ha I am sad that the knowledge I have gained over the years falls on deaf ears. I know buying a home when you are starting out is probably one of the best financial decisions, if done conservatively, you can make. I know interest rates are great. I know prices are great. I know here in the mountains we even have 100 percent financing options. I know a FIXED rate mortgage is a great hedge against inflation that comes with rent increase.

I know all that and more. Whats more I blog about it. I advertise it. Our radio show extols the virtues of home ownership. And yet there will be young folks out there that miss this great opportunity. I am not naive enough to believe everyone should qualify or should own a home. Not everybody will listen. They will think, he is just after the commission. That is sad.

I guess the good news is I am passionate about my career in Real Estate and really get charged up when I help a first time buyer. I do not make a lot of money but I do get a lot of smiles.

So my fellw Realtors out there pushing and some times frustrated, I get it. It happens to me too. Help all you can. When you look at it after the tax credits disappear , and rates go up along with prices be able to say I helped everybody who would listen. Be proud you are a Realtor.

Buyers aren't the problem

What ? Did you just say buyers aren't the problem? That's right. The problem is the folks doing the short sales and the foreclosures. They are backed up, behind, and generally unable to do a good job servicing clients. So lately we have clients who are buying walking away in disgust. So their buyers agent (Me, or folks I work with) get the blame. The deal is lost we lose money and the clients. We see buyers being bombed with information to buy and look at short sales and foreclosures. We explain to them the perils. They say they are fine with it all but then as it gets really sticky they move on. Do not go shopping to buy a foreclosure. Do not going shopping to buy a short sale. Do work with a Realtor and go shopping for a GOOD deal. PLEASE

Now is a great time to buy. But what if you own a home ?

With out a doubt this is one of the best buyers markets ever. The next time it may come around is,... who knows. The last buyers Market was in 1987. So it was 21 years ago. But what if you are selling a home and thinking about buying up? Is it a good move? Let's examine the details.

You may be wanting to move up for more room, more land, a better location to a job, better schools or a ton of reasons. So let's for the sake of the discussion say you are in a home today that is worth 175,000. Before you read further examine your job and your financial situation. If all looks good or stable you may proceed.

Now lets also assume you have some equity in the house, After all you were in it long enough to out grow it. You have seen a great house for 240,000. You have run the numbers and you can do it. But you say my house is worth 10 percent less !!! So your house is worth 17,500 less. Don't move !!!!! However the house you are looking at is also probably worth 10 percent less or 24,000. See the point ? If you are in the market to trade up just because you have a house to sell does not mean you cannot take advantage of the current situation. We do not live on percentages. We live on Dollars and Cents. In this case you traded a negative 17,500 for a 24000 bargain. In other words you are 6,500 better off.
