What's in a name? Everything

What's in a name ? EVERYTHING! We work in the mountains in Big Canoe and surrounding mountain communities. The buyers all want the same thing. They want a foreclosure. They want a short sale. Use those names and your listings will get activity. Do you remember at the start of the housing crisis buyers wanted a DEAL?  Now they no longer use the word deal. They have substituted the words short sale or foreclosure for deal.

Buyer asks the wrong question

I got a call today which reminded me of something I blogged about a while ago and it needs review.

A very nice lady and I talked today and she asked about a property , "Is it a short Sale?" Now that is the wrong question. It could be right if you are in a hurry to buy. This was not the case. Buyers are watching HGTV and listening to the news. They want to know if the property is a short sale,  or a foreclosure, or a corporate transfer. What they should want to know and ask their Realtor is IS THIS A GOOD VALUE

With the utmost respect let me say to the buyers reading this post, I watch Grey's Anatomy on TV. Take my word for it , you would not want me to do brain surgery on you. Work with your Realtor he or she is the professional. Find a good value. That's the name of the game. Buying a foreclosure

If you are considering buying a foreclosure consider this. Shop for good values not just foreclosures.  Many Foreclosures need work. If you can buy a home at 140,000 that is in good shape or a foreclosure that needs 40 ,000 worth of work for 110,000. which deal is better ??!! Do not let the price of the home be your only criteria for buying. Look at the total cost. In other words the VALUE.

A second important thing to consider is price. You are buying a foreclosure at 100,000 in a neighborhood where the homes are priced at 200,000. You got a great deal right?? Well yes and no. You did get a great deal but not as great as you may have thought. Your home now becomes a comp for others who need to appraise if they want to sell. So by getting in low you may have helped lower values in this area. If folks cannot sell because they become upside down the process of neighborhood values going down has started.

So when buying a property consider the value both in terms of what you are getting and how it may effect future values in the area you are buying in.

The Herd Mentality

The story goes that J.P. Morgan was getting his shoes shined one morning on the way to the office. The shoe shine boy was telling J.P about the stock market and how he was doing well in it. Now we do not know whether the shiner knew who he was talking to. But J.P. as the story goes went in that day and started to liquidate his holdings. His thinking was if the shoe shine boy is playing the market the market is over heated. That was in the summer of 1929.

Our housing market went through the same thing in 2001-2006. People were buying 4 and 5 houses to flip. Retirees were putting in their pension funds to spread them around buying Condos in Florida that were not yet built. They were selling them before they were half way finished. In the end the bubble burst

Today we have the herd in a frenzy over foreclosures and short sales. If these 2 words are associated with a property somebody will rush to buy it. Now forget that homes in a neighborhood are selling for 120,000. Folks are buying foreclosures at 100,000 that need 30,000 worth of work thinking they are getting a "deal"

At All Mountain Realty the only word that is important to us is VALUE. Do not be part of the herd that gets into a foreclosure or a short sale and end up putting more in to the house than it is worth. Work with your Realtor to find value and you will never have to worry about being caught up in the herd mentality

The word is Value

I posted about this a while ago . But recently I have felt the need to post it again. Many out there are looking only at foreclosures and short sales. But truth be told what they should be looking for is VALUE. Value can be found in short sales and foreclosures . But it can also be found in conventional sales. If you are a first time home buyer do not fall prey to the media hype and limit yourself to looking at one type of property. Let your Realtor show you value. What it s called after that , short sales etc etc. is really meaningless. Value dictates the amount of money you are going to spend. So why not make Value your key word when looking for a good deal?
