How I saved money and lost the sale of my home

This is a story that I think all can relate to. The home owner wants to sell the home. The home owner is tight on the appreciation against  what they owe. The home owner decides to use a discount brokerage. The brokerage tells them you can get listed for X. Want a yard sign add 10 dollars. Want a lock box add 25 dollars. And so it goes. The seller lists for X

Enter me the Agent with a buyer. I see the house on the MLS. I call and the seller answers.( This is a positive as it usually does not happen)  Me:" I would like to show your home tomorrow at 10 am OK?" Seller: "Oh I am sorry little Johnny has a Cub Scout outing and we will not be home." Me: "No problem, is the lock box on the front door?" Seller: "HUH? We do not have a lockbox. Can you show the house day after tomorrow?" Me: "Let me get back to you thanks".

No I am not going to show the house. My buyer cannot see it that day. Also the kiss of death is the seller being there. This was a really good home and could have worked for my buyer.  But there are a bunch of other homes that are on the market and will work as well. So once again a seller has lost a sale. At the end of the day the answer is you get what you pay for . Or in this case you do not get what you have not paid for. We are Realtors for a reason. I feel really bad for this person. I have been in this situation 4 times and each time the home has either much later been listed by a Realtor or gone into foreclosure.

Snow Day in North Georgia (Pictures)

Yesterday around 5  o'clock in the afternoon I was talking to a friend. "Hey," I said, "this snow isn't so bad". I was then told that the real snow was not coming till later last night. So we woke up this morning to this.

So today is a snow day. The high today is only supposed to get into the 20's. Normal high for us this time of year is in the 50's. Whatever happened to global warming ? Actually and ironically this type of weather is a function of global warming. Strong storms whether hot or cold move further South due to global warming. So I guess we have global warming to thank for a winter wonderland and cold weather ! ? Some how that is tough to reconcile. But it is pretty to see.

Terraces concert this week in Big Canoe

This Friday is the long awaiting Army Jazz band concert at the terraces in Big Canoe. There will be tail-gating and plenty of food. The concert is free ! It is this Friday and should start around 6 pm Last year we had close to 1000 people there to see this great event. So get out your lawn chairs. Bring your coolers. And do a no rain dance. Amicalola Falls and Photos

Amicalola falls is the highest falls East of the Mississippi. This first picture is taken from the top of the falls looking down over 750 feet up !

The above picture shows you the water and nature all blended together. There is a lodge at the top of the falls which has great views , rooms and cabins to stay in. Also the Appalachian trail starts at the bottom of the falls. So if you visit North Georgia go to Amicalola falls and walk a bit of the trail. The Park charges 5 dollars for a car to get in and is free on Wed. This is just part of the great beauty of the North Georgia Mountains
