So many of us cast the net of marketing wide and get many different questions. One that I get a lot is are you the listing agent ? Can you help me find the listing agent ? I ask them why. Well ,(in the case of the foreclosure) they represent the bank. Why in the world I think would you want to deal with the bank directly.
I do listings. When I am lucky enough to get a buyer interested in one of my listings then I am doing a designated agent. Why do people think they will get a better deal if they work with a bank or seller directly? The pat answer is the commission will be saved on the buyers agent side. But guess what, that is already factored in to the price. So the listing agent will do better or the seller will save money.
Will you get a deal ? I HAVE YET TO SEE IT HAPPEN. In fact when I enter ,sometimes after the fact, then what I am hearing is how the buyer over paid or how they should have taken a different route.
So the bottom line is buyers please use a real estate professional when you are house hunting. To do so costs you nothing. Not to do so could cost you a bunch.
