&lt;p&gt;All kidding aside, these folks made an appearance on my back porch yesterday. They were observed quietly and safely from inside my home. As cute as they are if i opened the door Mom would have gone into defense mode and torn me apart. Observe wild life calmly, quietly, and safely.&lt;/p&gt;
&lt;p&gt;This is &lt;strong&gt;Big Canoe&lt;/strong&gt; with 27 holes of golf tennis a fitness center an outdoor theater, 3 pools, 3 lakes and a host of things to do. In addition 1/3 of the community is green space and we border national forest. So if you think you know gated communities maybe you should think again.       <description>&lt;p&gt;One of the great things about the &lt;strong&gt;mountains&lt;/strong&gt; is you never know what you are going to see through a window while working on ActiveRain. I saw these guys and ran upstairs to get the camera. Got them Just as they were leaving the yard. This family has been through our yard before and the cubs are just adorable. This picture is in the gated community of &lt;strong&gt;Big Canoe&lt;/strong&gt;. So if you think gated communities are all about manicured lawns and postage stamp yards think again. The North Georgia Mountains are beautiful .       <title>Fire Safety tip IV</title>
      <description>&lt;p&gt;When was the last time you looked at your fire extinguishers ? Yes I know you change your smoke alarm batteries when we change the time. But consider that if you living in the mountains it may take a while for the Fire department to get to you. So you should have a couple of good fire extinguishers. These should be charged( The arrow usually in the Green). Also look at what they are rated for. This is equally important. You want something that will work with a grease fire as well as an electrical fire.&lt;/p&gt;
&lt;p&gt;Having a couple of fully charged extinguishers can be the difference between a damaging but controlled fire and a total loss. You Mountain fire departments in many cases are all volunteer. So the fire folks need to get to the stations and engines and &lt;strong&gt;then &lt;/strong&gt;come to your aid. Being able to contain a blaze may make all the difference when it comes to saving your home&lt;/p&gt;</description>

      <title>What's in a Counter offer ?</title>
      <description>&lt;p&gt;Recently I had some folks put an offer in on a home. The offer was good . The home was a foreclosure. We expected a counter offer. We got one . It was from the Bank at 900 less than asking price. So what is in a counter offer? Some times an insult. When an offer is not &quot;low ball&quot; there is often an expectation that the other side will not be silly and try to play &quot;hardball&quot;&lt;/p&gt;
&lt;p&gt;The negotiation, in this case, keeping the buyer from walking, is just one place where we Realtors earn our money. If you are working with a seller and get a decent offer, but must counter then make it a decent counter. Because what is in a counter offer for you may be a buyer who gets insulted and walks.&lt;/p&gt;</description>

      <title>Mothers are all the same</title>
      <description>&lt;p&gt;I am sitting in my downstairs office and through the window a shape catches my eye. I baby bear is walking up my back deck steps. I rush for the camera. As I get the camera and go upstairs to catch baby on the deck there is a HUMPFFF. Mama has arrived with cub 2 and is in my driveway. Junior scampers back down the stairs and so I run back down the stairs. Mama cuffs junior as if to say, &quot; You are not supposed to be up there&quot;.&amp;nbsp; Mothers are always looking out for their children. This picture is of them running off into the woods once I came out. You can make out 2 shapes. Not my best bear picture I know. But a good bear event.&lt;/p&gt;

      <description>&lt;p&gt;I posted about this a while ago . But recently I have felt the need to post it again. Many out there are looking only at foreclosures and short sales. But truth be told what they should be looking for is VALUE. Value can be found in short sales and foreclosures . But it can also be found in conventional sales. If you are a first time home buyer do not fall prey to the media hype and limit yourself to looking at one type of property. Let your Realtor show you value. What it s called after that , short sales etc etc. is really meaningless. Value dictates the amount of money you are going to spend. So why not make Value your key word when looking for a good deal?&lt;/p&gt;</description>

      <description>&lt;p&gt;This Friday is the long awaiting Army Jazz band concert at the terraces in &lt;strong&gt;Big Canoe&lt;/strong&gt;. There will be tail-gating and plenty of food. The concert is free ! It is this Friday and should start around 6 pm Last year we had close to 1000 people there to see this great event. So get out your lawn chairs. Bring your coolers. And do a no rain dance. &lt;strong&gt;Big&lt;/strong&gt; &lt;strong&gt;Canoe&lt;/strong&gt; is a great mountain community with a lot of things to do year round.
